How does purchasing a property from your site work?
If you see a property you would like to move forward with or have questions about click the “Contact Us to Reserve Now” button and submit a message to us. We will be happy to answer your questions over the phone or by email.
Are you a real estate agent?
No, we do not broker sales between other parties. The role we play is buying land at discount prices and reselling the land at a discount to current market rates for our buyers. All of the properties that you see that we have for sale are owned by Highland Woods Properties LLC and Highland Woods Capital LLC which allows you to cut out the broker in the process.
Can you keep me help me look for a specific kind of property?
Yes we can! If you do not see the ideal property that you are looking for but are interested in buying land in the mountains of North Carolina please let us know. We do not always list all of our available properties on our site. We do have an email distribution list that we make our properties available to for a week before releasing them to the public. Contact us to be added.
Are their any hidden fees when buying land from you?
We pride ourselves in not having any surprises for our buyers. We do not charge any additional fees. In fact, we will provide you with a $500 credit towards closing costs. Attorney closing costs vary depending on if it is a cash or financed sale but we can typically provide you with an estimate of what it will be before any property goes under agreement.
Why are your properties so cheap?
Many people that want to sell real estate will list their property with a realtor that will try to sell it for as much as possible to increase their commission, benefit the seller and sometimes generate a bidding war that drives up the cost of the property above the current market rate. This makes it very hard to resell a property purchased with this process at a good value to the next buyer. In short, we are very selective about the properties we acquire by eliminating brokerage fees can pass along the savings to land buyers.
How do I know if this is a safe way to purchase property?
One of the benefits of the real estate business is that all of the information is available to the public. You can run searches across Macon, Swain and Jackson Counties in North Carolina and see that we have many recorded transactions. If you have any trouble finding them on your own please let us know and we can help you. Our closing and financing paperwork is all very straightforward and standard industry documentation with closings conducted by local attorneys. In working exclusively with raw land, our procedures are not overly complex as these are generally simple transactions. This is very different from purchasing an actual home without being on site to conduct walkthroughs, building inspections etc.
